Terms & Conditions

These terms set out the basis on which SHEDBOX Limited supplies bespoke timber buildings and any agreed related services.

Effective: September 2026

Please read these terms carefully. The quotation, order confirmation, these Terms and any agreed written specification or variation together form the agreement between SHEDBOX Limited and the Customer.
  • Company / SHEDBOX: SHEDBOX Limited.
  • Customer: the individual, company or other organisation purchasing the Goods and/or Services.
  • Goods: the bespoke timber building and any associated components supplied by SHEDBOX.
  • Services: any agreed site preparation, groundworks, delivery, fitting or installation services supplied by SHEDBOX.
  • Contract: the agreement between SHEDBOX and the Customer, comprising these Terms, the accepted quotation, the order confirmation and any agreed written specification or variation.

Quotation validity

Unless stated otherwise in writing, a quotation remains valid for 7 days from the date it is sent.

Formation of the Contract

A Contract is formed only when SHEDBOX has issued a written order confirmation or otherwise confirmed acceptance in writing and the required deposit has cleared.

Bespoke nature of the Goods

SHEDBOX buildings are manufactured to the Customer’s agreed specification. Dimensions, layout, openings, finishes and other details agreed at the design stage become binding once manufacture begins.

Obvious pricing errors

If a quotation or website price contains an obvious and unmistakable pricing error, SHEDBOX may correct the error before supply.

If this affects an accepted order, SHEDBOX will notify the Customer and offer the opportunity to proceed at the corrected price or cancel before further manufacture.

Checking the specification

The Customer is responsible for checking the order confirmation, dimensions, specification and other agreed details before manufacture begins and for promptly notifying SHEDBOX of any error.

Change requests

Any request to change an order should be made within 24 hours of order confirmation wherever possible.

A request made after that time is subject to the stage reached in design, ordering and manufacture. SHEDBOX will consider change requests individually and cannot guarantee that a requested change can be accepted.

If SHEDBOX agrees a change, it may affect the price, delivery date, fitting date or other project details. Any material variation will be confirmed in writing before SHEDBOX proceeds with that variation.

Deposit

A deposit of 50% of the agreed order value is required before production begins.

SHEDBOX ordinarily allows an initial 72-hour period before bespoke timber is allocated or machined. Once SHEDBOX has incurred project-specific costs or commenced bespoke manufacture, sums paid may be retained to the extent reasonably required to cover costs and losses arising from cancellation, subject always to the Customer’s statutory rights.

Specialist items

Where an order includes specialist or bought-in items, such as composite roofing or UPVC products, SHEDBOX may require the full cost of those items to be paid at deposit stage. The sales team will confirm this before payment.

Balance

Unless otherwise agreed in writing, the remaining balance is due 72 hours before the scheduled delivery or fitting date.

VAT

All quoted prices are inclusive of VAT unless expressly stated otherwise.

If the VAT rate changes before payment is made, SHEDBOX may adjust the VAT element as required by law. A change in VAT will not affect amounts already paid in full.

Because the Goods are made to the Customer’s specification, statutory cancellation rights that apply to many distance or off-premises purchases may not apply to bespoke or clearly personalised Goods.

If the Customer wishes to cancel, the Customer must contact SHEDBOX as soon as possible.

Where SHEDBOX has already ordered specialist items, allocated or machined timber, commenced manufacture or incurred other project-specific costs, SHEDBOX may retain from sums paid an amount reasonably reflecting the costs and losses resulting from the cancellation.

Nothing in this section limits any cancellation, refund or other statutory right the Customer has by law.

Base and ground conditions

Unless SHEDBOX has agreed to provide groundworks, the Customer must provide a suitable flat, level, solid and adequately prepared base before the agreed fitting date.

The Customer is responsible for the condition and suitability of groundworks, bases or foundations supplied by the Customer or any third party.

Utilities and site hazards

The Customer must tell SHEDBOX about any known underground services, overhead cables, drainage, restricted access, fragile surfaces or other hazards that could affect delivery or fitting.

The Customer must provide safe, clear and unobstructed access for delivery vehicles, staff and building components.

Some SHEDBOX panels and building sections may be up to approximately 5 metres long. The Customer must ensure there is sufficient space for these sections to be unloaded from the delivery vehicle and safely carried or moved from the delivery point to the building location.

The Customer should consider gates, paths, corners, fences, walls, changes in level, overhead restrictions and any other feature that may prevent safe access.

If delivery, fitting or installation cannot proceed because the Customer has not provided a suitable base, adequate access or otherwise failed to meet the agreed site requirements, SHEDBOX may treat the visit as aborted.

In that event, the Customer will be charged one day of the agreed fitting fee plus a redelivery charge of £3 per mile.

Any additional remedial work, plant, lifting equipment or labour required because of site conditions will be discussed and agreed separately where reasonably practicable.

The Customer is solely responsible for determining whether planning permission, permitted development rights, building regulations approval or any other consent is required for the proposed building and its intended use.

SHEDBOX does not provide planning advice, building regulations advice or professional guidance on whether consent is required and should not be relied upon for those purposes.

Customers should obtain guidance directly from the appropriate government service or local authority before ordering where there is any doubt.

Dates and times

Delivery and installation dates are estimates unless SHEDBOX expressly agrees otherwise in writing. SHEDBOX will use reasonable efforts to meet agreed dates.

Site availability

The Customer must ensure that the site is available and accessible on the agreed date and that any arrangements reasonably required for delivery and fitting are in place.

Completion and snagging

Minor snagging or adjustment that does not prevent normal use of the building will not by itself entitle the Customer to reject the Goods.

SHEDBOX will have a reasonable opportunity to inspect and, where appropriate, remedy valid defects.

SHEDBOX is not responsible for delay or failure caused by events outside its reasonable control, including severe weather, transport disruption, shortages of materials, supplier delays, site conditions, access problems, industrial action, utility failures or similar events.

Where such an event affects performance, SHEDBOX will contact the Customer as soon as reasonably practicable and take reasonable steps to minimise the effect of the delay.

Timber is a natural material. Grain, colour, knots, resin, minor surface checking, splitting, shrinkage, expansion and movement can occur as timber responds to temperature and humidity.

Natural characteristics and movement that do not materially affect the structural integrity or intended function of the building are not manufacturing defects.

The Customer must maintain the building in accordance with any care guidance supplied by SHEDBOX.

Appropriate external treatment, paint, stain or oil should be applied and renewed at suitable intervals where required.

Failure to carry out reasonable maintenance may affect weather resistance and may invalidate warranty claims where the lack of maintenance caused or materially contributed to the problem.

Subject to these Terms, SHEDBOX provides a 12-month warranty from the date of delivery or installation covering structural integrity and manufacturing defects in the building and supplied components.

The same standard 12-month warranty applies to supplied components such as UPVC doors and windows, seals, rubbers and other bought-in parts, unless a longer manufacturer’s warranty is expressly passed on to the Customer.

Warranty exclusions

The warranty does not cover damage or deterioration caused by ground movement or subsidence, severe weather, flooding, accidental damage, misuse, lack of maintenance, unauthorised alteration, work by third parties, or defects in a base or groundworks not supplied by SHEDBOX.

The warranty does not exclude or reduce any statutory rights the Customer may have.

The Customer should notify SHEDBOX promptly if they believe there is a defect in the Goods or Services and should provide reasonable details, photographs or access where requested.

SHEDBOX must be given a reasonable opportunity to inspect the issue and, where SHEDBOX is responsible, to repair, replace, repeat or otherwise remedy the affected Goods or Services as appropriate.

Nothing in these Terms affects the Customer’s statutory remedies where Goods are faulty, not as described or otherwise fail to meet legal requirements, or where Services are not carried out with reasonable care and skill.

Risk in the Goods passes to the Customer on delivery to the agreed site, except to the extent that loss or damage is caused by SHEDBOX while carrying out installation.

Ownership of the Goods remains with SHEDBOX until all sums due under the Contract have been paid in full, so far as this retention of title is permitted by law.

Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability or consumer remedy that cannot legally be excluded or restricted.

SHEDBOX is not responsible for losses caused by matters outside its reasonable control or by the Customer’s failure to comply with these Terms, including unsuitable site conditions, inadequate access, third-party work, lack of maintenance, unauthorised alterations or failure to obtain required permissions.

Where the Customer is acting in the course of a business, SHEDBOX’s liability will, to the fullest extent permitted by law, be limited to losses that were reasonably foreseeable and directly caused by SHEDBOX’s breach.

Nothing in this paragraph applies where such a limitation would be unlawful.

Where the Customer is a consumer, these Terms do not affect statutory rights under applicable consumer law.

Complaints should be sent in writing to info@theshedbox.co.uk and should include the Customer’s name, contact details, order or project reference where available, a clear description of the issue and the outcome sought.

Acknowledgement

SHEDBOX will normally acknowledge a complaint within 3 to 5 working days.

Investigation

SHEDBOX aims to review the relevant information and investigate the complaint within 14 working days.

Final response

SHEDBOX aims to provide a full written response within 28 working days.

If a matter is unusually complex and more time is reasonably required, SHEDBOX will explain the reason and provide an updated timescale.

Written communications

Notices and approvals under the Contract may be given by email or other written communication used between SHEDBOX and the Customer.

Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue in effect.

No waiver

A delay by SHEDBOX in enforcing a right does not mean that right has been waived.

Entire agreement

The Contract comprises these Terms together with the quotation, order confirmation, agreed specification and any written variations.

These Terms and the Contract are governed by the law of England and Wales.

If the Customer is a consumer, this section does not deprive the Customer of any mandatory protection or right to bring proceedings in a court that applies under consumer law.
